Sparda sounds more likeable. I myself have my loans with Volksbank. They are even more personal. Commerzbank is also OK, in my experience.

Likeability is always a matter of personal experiences. For my part, I am currently on my way to becoming a former Sparda customer, as Sparda BW was quite outrageous after the ruling on account management fees. A letter to everyone with the content "either you legalize €5 retroactively or you insist on your right and pay €7.50 per month in the future." Following the motto "now more than ever," I then decided to claim back the €50 (because it was about no more than that), not to get a financing offer from my house bank, and to switch the checking account as soon as the financing is done...

Basically, I don't think it's completely wrong to have the bank within reach. Interhyp then referred me to the Sparkasse Bodensee, and I was able to conveniently submit the contracts in person, without the risk of them getting lost in the mail. It's rare, but the damage would have been somewhat greater here.

What can you say? Sparda has non-bindingly undercut Commerzbank. If you think you can get the terms there like that ...

"Sympathy" personally doesn't matter to me at all. I want to sign a contract involving a large sum, the hard facts are important to me, and then never hear from them again for 10, 15, 20 years. I wouldn't overestimate that. For me, besides the terms, it was only important how they deal with builders who build with individual trades. Whether there are proper advances and the like.

Doesn't matter at all. Better make sure you sign quickly. Since mid-December until today, it's already up by 0.40%. And it's getting more expensive by the day...

One more question about the termination after 10 years according to the Baugesetzbuch.
Full payout was on 05.02.2014.
So I can terminate on 06.02.2024 with effect from 06.08.2024.

My questions

    [*]Can I send the termination today already or only as of 05.02.2024? Could this possibly wake sleeping dogs?
    [*]According to Commerzbank, the loan will be paid out on 30.08.2024. Wording: “The loan must be fully drawn by 30.08.2024. A loan disbursement before the stated date is not possible” Do I now terminate as of 30.08.2024 or 31.08.2024?
    [*]Who pays the remaining debt? Does Commerzbank pay directly to my current bank or do I receive the money and settle the remaining debt?
    [*]I was told verbally that a transfer of the land charge takes place. This normally runs without a notary. I cannot find this in the contract. It mentions possible notary costs as approximation costs with fictitious values. What does that mean?
