Yes.

If you have money left each month with a notice period of 6 months each, then yes.

If it's worth it to you, then yes.

With a loan amount of a good 500,000 EUR, 0.03% already makes a difference...

But since you probably also finance part through the KFW, you can't calculate 500,000€, right?
In the end, these are really peanuts when you look at the total term and loan amount..

I would say something like to my advisor: "Man, you give me the interest rate we agreed on here and 5% special repayments are included!!" If he then lets this amount slip away, he is a pretty bad advisor/salesperson.

I believe it's already more than 150 EUR since the term is taken into account ;) And indeed, the KfW loan is on top... so a total loan of a good 620k.

Good idea, I'll tell him "Hey dude, we had 1.15% in February, so give me that now! " :) Currently, due to the interest rate development, we unfortunately ended up at 1.44%... It already hurts... But oh well...

But the KfW interest rate has at least gone down again if I read that correctly on the internet..

Yes, 150€ per year it is of course – that’s what I meant, nevertheless it’s not a big interest amount... Sure, have it or not have it – but you really have to look at it holistically somewhere. Nonetheless, seriously: Tell your bank advisor if he wants the 500k loan from you, he should include the 5% special repayment in the contract and you sign it :) That’s really no big deal... As I said, it’s actually pretty standard, especially 5%. When I think about how often and how much we negotiated... He would never let such an amount slip away! Then you have it contractually guaranteed, can repay extra anytime without much “act” and that’s it. Edit: if you do NOT have to close IMMEDIATELY, the advisor should keep an eye on the rates and inform you daily about the current rate. We did that too. Watched the rate developments for 10 days and then eventually struck. It’s really crazy how fast-moving the whole thing is...
