...mmh...without knowing the property, not much can be said...but with 2.3m over 22m, the question arises whether there would not be a more elegant way to build with or into the slope? For the 50,000 EUR (pulled out of thin air) for earthworks or walls, you could already build some square meters into the slope.

6 x 8 m is nowadays already considered a single garage when you deduct the cellar replacement area.

For the cellar question, the primary concern is how the height difference is under the house’s footprint, not the entire property. Keep in mind my cellar formula (and the pointlessness and costliness of L-block orgies according to the Second Gastronomic Law).

The numbers sound like a specific construction offer. 170 sqm "townhouse" means just over 100 sqm footprint, so a 60 sqm partial cellar would cover about 70%. Also keep in mind that partial cellars are not proportionally cheaper and a 75% partial cellar costs about 90% of a full cellar. Estimated, your partial cellar would be only between fifteen and twelve percent cheaper than a full cellar – and this value already applies to a level site. Bottom line: to make a long story short, forget the idea of reducing the cellar completely, it would be nothing but expenses. I suspect the idea originated inside and from your general contractor’s calculation. It may appear to fit the cost center "cellar," but you will find the difference to the full cellar later in the terrain work – it won’t give you anything for free.

Hold your horses! – seriously, we don’t want to confuse offer prices with facts here, "the final billing is at the end"! – therefore, I consider your price example with caution.

You have certainly set a high standard for luxury….

What I consider luxury:
- Two bathrooms on the upper floor, a small guest bathroom on the ground floor:
- Rather high-quality fittings (parquet 70 €/sqm except in bathrooms, kitchen, and entrance area => there tiles for 40 €/sqm), the solution here would definitely be to lay it yourself
- Air conditioning in the sleeping area, can be retrofitted
- Alarm system: for what purpose?
- Simple smart home from Busch-Jäger for blinds, lighting, and alarm system:

We built expensively and many around us
Even more high-quality… but even there no one has these things

Sure, you can treat yourself to everything, but yes, then you’re out a million for the 170 sqm

I find the ventilation system indispensable; it is simply the maximum comfort.
The stove is also something great for the transitional period but also luxury…

But only if you curb the planned luxury a bit. (Otherwise it will get (even) more expensive). Enough numbers have already been mentioned here about the direction this is going. I have often read here in the forum that estimates are not the core competence of architects. The architect is supposed to first design a building that fits the plot. I strongly suspect that the specifications came from you: "We want a city villa, attic floor... and a level lawn so that the robotic mower doesn't use up so much battery." ;)

We also built on the slope with many retaining walls to shape the terrain. The planned project will certainly cost 100k. According to the land price, you don't seem to be building in the cheapest area either. I also consider the 600k all in to be impossible, especially with the extremely high standards. In my opinion, the project costs 700+x+land.
