- I would also make it a bit smaller - Fully basement or not at all. Partial basements don't make sense and are extremely poor in terms of cost/benefit. - I wouldn't like gas either, but I didn't specifically address that since it's about the calculation. - Only one bathroom on the upper floor - The outdoor area doesn't have to be level. The lawn grows even on a slight slope - Single prefabricated garage + carport? Garages are nice, but they are often misused as storage space.

I know that the terrain adjustment will be very expensive, but it will not be possible to do it afterwards. We have a slope of 2.30 meters from left to right. Due to the L-stone and natural stone wall, only 30 cm remain, which are distributed over 22 meters, practically disappearing. That would make the garden significantly more beautiful.

Use the slope. Multiple levels are something nice after all. Flat is boring and expensive.

I am curious about the breakdown. From personal experience, I would say that 610k will not be enough! Maybe if you leave out the basement. And then either completely with a basement or none at all!

After purchasing the plot, we were also brought back to reality. What did we decide on? There will be no basement! If you grew up with one, it's initially hard to imagine, but when you carefully consider what should go in the basement, we quickly realized that many things can also be stored in the attic since you only need those items 1-2 times a year anyway. If not, they just age there.

Btw. [Technik Schnickschnack] and gas heating do not go together! I currently consider a heat pump in combination with the largest possible photovoltaic system including storage to be appropriate.

- City villa, KFW55, built with KS and ETICS, 190 sqm
- Controlled residential ventilation and heat pump
- One bathroom and guest toilet
- Single prefabricated garage (concrete)
- High-quality equipment: Venetian blinds on the ground floor, aluminum roller shutters on the upper floor, tiles ground floor €50/sqm, parquet upper floor €70/sqm, spotlights, roof overhang cladding, folded staircases
- Outdoor facilities initially estimated at €15,000, since the plot is 450 sqm and relatively flat.

INCLUDING additional construction costs approx. €600,000
The plot is also extra for us.

Maybe the 600,000 were net ;)
Wait for the breakdown and then remember the numbers mentioned here.
And building with the property, i.e. integrating the basement/lower floor into the slope, can be very sensible.
