Thank you very much for your feedback.

We actually find the entrance under the carport very appealing, also because it is not directly visible.

RMB is a good point, I will check it again.

The knee wall of 2m is very important for us because of our height.
We would rather have a little less space for walking.

Approximately €340,000 for the house, turnkey, underfloor heating, controlled residential ventilation, air-water heat pump including kitchen and ancillary construction costs (including demolition of an existing building)

Then I would basically think about what kind of kitchen I want – that has a decisive influence on your floor plan. You need to get more concrete on that.

I have an open kitchen and don’t want it any other way. We have no children, so it doesn’t matter to us whether we have the kids in view or not. Most mothers here definitely advocate for an open solution, especially with children. Just think about it.

I would never put the bedroom in the south if there are other options (for example, ours ended up in the southwest because there was no other way, but as I said, we have no children who then had to move to the dark north). Even if the second child’s room is more of a hobby room/office, I would rather put that in the sunny area, because you are there during the day, while you usually only sleep in the bedroom.

The bathroom can also be over the kitchen (if the connections are at the back).

How likely is a second child? If rather unlikely, I would make the second room smaller and treat myself to a dressing room instead.

We are currently working on that intensively. Possibly also a door from the hallway directly into the kitchen, sliding door towards the living room removed and instead countertop/bar etc. A second child is very unlikely. I’m not really a fan of a separate dressing room spontaneously. I would have to take another look.

Such a dressing room (if it is not locked) has an undeniable advantage when you get up at different times. Not everyone is so disciplined and lays out their clothes in the bathroom the evening before, and then you fumble around in the bedroom to get dressed while your partner could still be sleeping.

My husband is a prime example. Laying out clothes in the evening was out of the question, and if he got up before me, he tried to find his clothes in the dark bedroom closet (I was supposed to be allowed to keep sleeping), which mostly ended with him stubbing his toe on something, stumbling over a drawer that hadn’t been pushed back, trying to suppress his cries of pain, limping out, and at the latest then knocking over our chair where we had placed the clothes. I was already wide awake by then.... I LOOOOOOVE our dressing room!!!!

I find the matter quite solid. In the hallway, there would necessarily be a kitchen door - which is probably already noted by the OP. For such a small house, I also find the 3.85m in the living room still okay.

What, in my opinion, completely overturns the matter: As the house stands now, there are each 2 strips as garden - one a bit bigger, the other narrower. I would rotate the house to have a nice contiguous garden:



That means: Please start over!

However, two parking spaces will probably be required, and sometimes they must be accessible individually (as with us), then the carport will be needed again.
