LOL - they advertise with plots they don't even have. Please don't be misled. No. Same as for a "normal" house. Do you get a complete house with garage, kitchen, outdoor facilities, etc. for the price? Let's deduct €100,000 for the plot (rural location), leaving €300,000 for the all-in house. That is quite manageable, but you don't want a villa anyway.

Haha, cool answer! I already suspected that because I read earlier while googling that these are probably bait offers.
Especially: the offered house is one and a half stories – but the new development area where the plot is supposedly located only allows two stories.

That really doesn't show any seriousness.
Let's keep looking for developers.
Since you apparently come from around here: do you know BauFormArt? They're currently offering a few designed houses with plots.
Serious?

We will calculate what equipment we still have to provide ourselves. But you already recognized it correctly. We want a really normal little house, nothing special. Just to feel comfortable, not a status symbol)

Very serious. My old neighbors also built with them without any problems. Every day when I leave the house, I see one of their construction sites. You can go there, ask for references and look at inhabited houses (at least that was my understanding).

Who decides on the price? The owner or the agent? I would have made an offer to the owner according to the bank valuation.

Hello T,
Yes, you are of course right. And indirectly I did that too. I said we are still interested and if no sale happens in the near future, they should get back in touch. Maybe someone with [70000 Eigenkapital] will be found who can manage the loan.
These are inexperienced people and the broker is, if I may put it bluntly, a charismatic talker... Unfortunately, he has a lot of influence.

Hello nordanney,
Thank you for your assessment. You read so many negative experiences from recent years (the ones from the first years are positive). We will definitely have a conversation there after our vacation.

Best regards

Agents operate according to the motto: Every day a fool gets up, you just have to find him! I think they have been quite successful with this in recent years.
