Thank you very much for your efforts. However, all already known and definitely not our idea. My search on ImmoScout24 is active with notifications and it is what it is. What we want is rarely to never available. And then there is again the uncertainty of how the bank will evaluate the property. The current market situation apparently has not yet been reflected by the banks. Terraced/semi-detached house is only an option for us btw if everything else fits 100%.

Yes, that's how it looks. And financing an existing property is difficult because the banks value the properties much, much lower than the market price. Since we can't cover that with equity, it currently feels like we have zero chances.

I live in the area and can tell you that a) you are searching incorrectly (or rather you have the wrong expectations, because if the existing stock does not suit you, you will 100% not be able to build a house with your budget wish) and b) the bank goes along with the purchase prices. I am about to move into the fourth property since 2013 in this region and I know what I’m talking about. One of them includes land purchase and new construction.

By the way, my property purchased 1.5 weeks ago was valued 20% higher by a German bank than the purchase price actually is. Just from practical experience. It is simply wrong that you claim the banks would value lower.

Which rent price are you talking about specifically? Everything up to 10€ cold is okay if you don’t want to live in the middle of nowhere. That is only really good above the social rents in metropolitan areas.

At this point, I'm out. How can you have "wrong wishes"? How can you search incorrectly when I have all the listing portals on alert and manually comb through the websites of municipalities/agents? For your information: the house described above is listed at €400,000 and was valued at under €250,000 by the Deutsche Bank. Ps: under €15 cold rent, you can get tear-down shacks on the main traffic road here.
