That is simply not possible with construction involving an architect and individual contracting. With construction by a general contractor (GC), it is only possible to a very limited extent, since decisions still have to be made there, usually very, very quickly. It is actually most feasible with construction by a developer (as in your example).
However, this service is somehow paid for. With individual contracting and GC, usually less through money (the GC might even be cheaper), but rather through quality and the implementation of one’s own wishes. In comparison of GC to developer (with comparable performance/quality), the developer’s margin will be (must be) higher, since they also take on a certain risk.
Summarized (in my opinion):
Individual contracting --> high influence on quality, high influence on costs, high personal effort
General contractor --> low influence on quality, medium influence on costs (changes and upgrades), medium personal effort
Developer --> no/almost no influence on quality (except when choosing the developer), medium influence on costs (upgrades), low personal effort

You can also build "turnkey" with an architect, meaning without talent for tiling yourself. The more your own family visually indistinguishable from other Meiermüller-Schulzes, the more likely you will also manage with developer projects.

Yes, it should be a simple house without much frills. Of course, I would like a large pool in the garden and an outdoor sauna. But I am well aware that this is not possible with the budget.
What is important to me is a not too small garden with privacy and a solid house with 4-5 rooms.
