450,000€ including incidental construction costs and garage I would roughly estimate as:

- 20,000€ garage
- 40,000€ incidental construction costs
- 40,000€ outdoor facilities
- 350,000€ for the house at 2500€/m2, so about 140m2 (basic standard)

Now one would have to see which "Schmankerl" are included with the developer and what they cost. Glass fall protection is at least not the cheapest...

Up to 600,000. Personally, I want to pay at most 570,000 including the plot. I have already asked around in various forums and people write things like "you definitely won't get a single-family house for that these days" up to "450,000 is definitely enough for a single-family house." Equity for the incidental purchase costs is available. The rest would be financed. I already feel a bit overwhelmed at the beginning. Since we can't do anything ourselves either, the house would have to be delivered to us finished. It sounds silly now, but I want to have as little to do with the construction as possible myself. That's why only these finished projects were an option for us. But the desire for a single-family house is of course also great.

This is not possible at all with construction involving an architect and individual contracts. With construction using a general contractor (GC), it is only possible to a limited extent, since decisions still need to be made there, usually very, very quickly. The easiest approach is indeed construction with a property developer (as in your example). However, this service is somehow paid for as well. With individual contracts and GC, usually less through money (the GC might even be cheaper) but rather through quality and the implementation of one's own wishes. In comparison between GC and property developer (with comparable service/quality), the property developer's margin will be (must be) higher since they also assume a certain risk. In summary (in my opinion): Individual contracts --> high influence on quality, high influence on costs, high personal effort General contractor --> low influence on quality, medium influence on costs (changes and upgrades), medium personal effort Property developer --> no/almost no influence on quality (except when choosing the developer), medium influence on costs (upgrades), low personal effort

You can also build "turnkey" with an architect, that is, without talent for laying tiles yourself. The more your own family cannot be distinguished at a glance from other Meiermüllerschulzes, the more likely you will manage with developer projects. ... reads to me at first not like "without a straight staircase and walk-in rain shower in the guest WC, nothing works." Whoever can completely do without a tea pavilion also does not need to be able to cover the thatched roof of its captain's gable themselves ;-) Besides - have a look around here in the forum - the discrepancies between budget and blingbling often go the other way :-)

Yes, it should be a simple house without much frills. Of course, I would like a large pool in the garden and an outdoor sauna. But I am well aware that this is not possible with the budget.

What is important to me is a not too small garden with privacy and a solid house with 4-5 rooms.

My wish is either to buy it completely finished from the developer.

Or to secure a plot and then hand 450,000 to someone who will put a house there for me. It would be enough for me if I could choose tiles, floors, etc. from 2-3 options.

You are right. There seems to be something here in the forum for almost everything. Very insightful.
