Evaluation of a newly built semi-detached house in the Rhein-Erft district

Can anyone estimate how realistic it is to have a small single-family house built for 450,000 if I can purchase a plot of land separately for 120,000? As an alternative to a semi-detached house. Or is that not enough at all? When you look at the offers, they say: We will build you a great house for 350,000. Is something like that realistic? I have heard estimates saying you should add at least another 50%.

Our bungalow 144 sqm + 12 sqm covered terrace, upscale standard (KFW 55, 13 kWp photovoltaic, ventilation system, geothermal heat pump, electric shutters, alarm system, small smart home, double-sided coated windows, ceiling height 3m, etc.) costs including outdoor facilities (25,000 €) and additional costs (which also include 25,000 € for the conversion of the plot) 463,000 €. But still at the old prices.

My wish is to either buy completely finished from the property developer.
Or to secure a plot of land and then hand 450,000 to someone who will build a house there for me. It’s enough for me if I can choose tiles, floors, etc. from 2-3 options.

wouldn’t it be best for you in such a situation to buy a "used" house instead of a new building (project)? The motivation to build usually results from the desire to implement one’s own ideas, but that doesn’t seem to be your main focus, if I understand correctly. That would hardly be possible with the house at the castle anyway.
In the surrounding areas of large cities, most houses on the market are "inheritance houses" – and understandably, these are mostly in poor condition and require a lot of work. But: there are also (more rarely) divorce houses and (even more rarely) relocation houses, which are usually in good condition. How about that?

But: there are also (more rarely) divorce houses and (even more rarely) relocation houses, which are usually in good condition. What about those?

Of course we have that in mind as well. Only these are usually similarly expensive or even more expensive than a (comparatively smaller) new build, because they usually come with bigger plots, basements, etc. The prices of such houses are often driven up by many interested buyers. Maybe you just need a bit of patience and luck.
