Other new building projects in Elsdorf? I haven’t found any at all.

Available means to me not yet sold. Only 3 are listed as sold in the price list. And 3-4 reserved. But of the reserved, suddenly one was available again.

I basically like the complex. Since this is all new territory, I of course have to familiarize myself with the whole topic. It’s not something you just do on the side.

Exactly, they are planned. The first listing on Neubaukompass was in August 2020. For 3 semi-detached houses, the foundation slab is already there. They are now being built because they are sold.

Thank you for your trust. You will think of me later when you receive the bill for your housing unit. How is the energy supply planned? An independent small power plant for 44 units almost pays off.

Why? Do you think the costs are higher than 1%? How did you come up with the €1500? Estimated rent if these were rental units? This is a combined heat and power plant located in the castle’s basement. It operates via contracting. The lady also wanted to send me documents about that. You mostly hear negative rather than positive things about it. I have to read up on that.

Precisely the combined heat and power plant and the system itself suggest that it is a WEG (which is not necessarily a disqualifier at first). At least, costs arise this way that would not or would differently occur with a "single house on its own property." The "missing" own heating is of course also a point that is not included in the purchase price and is then paid via usage fees / rent. Certainly, there will also be some sort of "courtyard rules." The whole system would suffer if someone suddenly painted their house purple, which also rather speaks for a WEG with community regulations.

Overall, I find the concept cool and the system as well. Like it! But I don't think it's a bargain (also in maintenance) and the "wannabe castle dwellers" are indeed the target group.

I have something like that as a "rental gas heating" in a condominium investment property. For me as a landlord, it’s convenient, the costs can be fully passed on to the tenant, and the homeowners’ association doesn’t have to worry about maintenance or reserves for the heating system. It’s kind of like a "insurance," and as usual, someone usually profits from it.
