Evaluation of a newly built semi-detached house in the Rhein-Erft district

Can someone assess how realistic it is to have a small single-family house built for 450,000 if I can separately purchase a plot of land for 120,000? As an alternative to the semi-detached house. Or is that far from enough? When you look at the offers, they say: We will build you a great house there for 350,000. Is something like that realistic? I've heard estimates saying that you can add at least another 50% to that.

Although I'm just a lurker too, it is absolutely realistic based on what you read. I would definitely prefer the semi-detached house from the developer as well; I find them very expensive considering that single-family house plots are available nearby.

450,000€ is enough for a house of about 150sqm including a stylish carport or a simple garage and incidental construction costs of 40-50,000€!
The sauna will come later as a DIY project :)
