That surprises me. The market is empty, but these semi-detached houses have been available since August 2020 and only 3 out of 20 have been sold. That makes me suspicious.
Hmm.. if I enter Elsdorf, then I am offered other properties that might be more interesting for others (I haven't looked at them more closely), also in terms of price?!
Then infrastructure also plays a role... 40 km to Cologne might be too far for some...
For me it shows that 50% are marketed.
I also don't know: what does available mean to you? Have they been offered since Aug/2020? That doesn't say anything. They are only planned, right? So not yet under construction? Then of course interested parties can switch to objects already under construction on the market that can be moved into faster.
Maybe a "small defect" is hidden in the contract?
I find them pretty, I also like such neighborhood concepts, even if there might be restrictions since living together plays a bigger role than the single-family character! You have to like that :)
