Many of my concerns are shared, as I was already aware of some "problems" like the insufficient storage space. So far, we have been able to suggest changes/wishes, but we are still considering whether this could be a permanently satisfactory option or if we should rather look for something else. Only, here in southern Germany, that's not so simple.
I read from this that you haven't bought yet – stick with it, keep searching! My impression is that the bank wanted to take an architect from among their comrades here, who, however, judging by numerous details, in my opinion, is not experienced in serial building / duplex projects. Based on the plans, I assume that the building application has already been approved and thus from an official perspective what is drawn can also remain as is. However, in my assessment, the house connection room is almost tailor-made and could become a problem if in twenty years the then-current model "heating boiler" has different dimensions and the distances to other installations or the norm-compliant working space for the technicians no longer fit. The "multipurpose room" appears to me as a leftover floor plan space and is not the last room that does not convince me. If I go distribute a few likes in the previous posts straight away, that in this case does not mean "yes, that's one way to do it," but rather distancing myself from this project would be my clear "Plan A." For the further search, there are among others the 11ant Barthel tips ;-) I see the design in some points as less convincing than the models of the "usual suspects," so this might also result in other interested parties being hesitant to buy. In this respect, you could make an attempt to persuade the bank to give up one of the duplex building plots and team up with another interested party to commission an alternative plan. For me personally, that would be a shame because I was looking forward to seeing a design here with only a few planned fantasy-dimension botch pockets – but as I said, otherwise the planner does not seem to be the first choice to me. Local banks are, due to their structures, rather moderately professional developers. But at least they are quite solid. And you can have reasonable conversations with them, not just about washing machine niches.
