But then you need at least one office ;) and probably especially then if there is to be a second child. I understood that there is already one child.

The shell measurement of the kitchen on the top wall of the plan is only just under 300 cm wide. That’s not really much. The open connection to the hallway, of course, has its appeal. I had already thought about how to sensibly integrate the living area into the kitchen area, but it’s also a bit tight and especially awkwardly shaped. Then you could plan a nice kitchen in the current sofa area at the bottom right of the plan.

I like the bathroom upstairs

You, no idea at all. I don't have an instruction manual for the questionnaire at hand. I don't understand anyway why anyone would have a problem filling it out. A utility room or a multi-purpose room can also have a desk. Just like you can make a tealight holder out of a drinking glass, even if the price tag says drinking glass. But I don't care about that either – everyone should use their rooms however they want. I would rather put the washing machine and dryer in the hallway than in that technical room; that would be way too cramped for me to mess around in.

Yes, I also thought the niche in the original plan was quite good.

I am not an expert in floor plans. Two things caught my attention. Swap the WC and Technik. Why? The WC upstairs then has the drain just like the WC downstairs. The drainage can go there. A tall cabinet in the kitchen is too little even for 2 people. Your HAR/Hauswirtschaftsraum is hardly usable as storage space either.

I read from this that you haven't bought yet – stick with it, keep searching! My impression is that the bank wanted to take an architect from among their comrades here, who, however, judging by numerous details, in my opinion, is not experienced in serial building / duplex projects. Based on the plans, I assume that the building application has already been approved and thus from an official perspective what is drawn can also remain as is. However, in my assessment, the house connection room is almost tailor-made and could become a problem if in twenty years the then-current model "heating boiler" has different dimensions and the distances to other installations or the norm-compliant working space for the technicians no longer fit. The "multipurpose room" appears to me as a leftover floor plan space and is not the last room that does not convince me. If I go distribute a few likes in the previous posts straight away, that in this case does not mean "yes, that's one way to do it," but rather distancing myself from this project would be my clear "Plan A." For the further search, there are among others the 11ant Barthel tips ;-) I see the design in some points as less convincing than the models of the "usual suspects," so this might also result in other interested parties being hesitant to buy. In this respect, you could make an attempt to persuade the bank to give up one of the duplex building plots and team up with another interested party to commission an alternative plan. For me personally, that would be a shame because I was looking forward to seeing a design here with only a few planned fantasy-dimension botch pockets – but as I said, otherwise the planner does not seem to be the first choice to me. Local banks are, due to their structures, rather moderately professional developers. But at least they are quite solid. And you can have reasonable conversations with them, not just about washing machine niches.
