Regarding your changes: what I wonder is why you are still adding an office instead of making the children's rooms bigger?

This has the following background: the second office is intended to serve as a pure backup office, as we both regularly work from home. As long as not both children's rooms are needed, one of the children's rooms should/can be used as an office. The converted second office upstairs was originally a dressing room and can be converted back into one if a second office is no longer needed.

In my opinion, the second children's room could only be made bigger by eliminating the storage room. But here too, I am unsure whether we might then miss the lost storage space...

I would first try to place the bathroom next to the stairs and then try to get more out of the open space for the kids. However, it of course also depends on the planner whether he sees any structural problems. We don't even know yet what kind of roof will be installed or whether you are buying the finished house from a developer or becoming the builder yourselves.

The multifunction room is supposed to be solely the main study.

So I only see the technical room, which even after the current change (washing machine niche assigned to the room, therefore washing machine/dryer also in the room) seems too small at
I would want a precise binding plan from the builder/architect. Especially for electricity, clearances must be maintained.

Regarding the roof, I unfortunately cannot give you any information, as this is not explained in any of the documents available to me (not even in the building description of the property).

The builder of the semi-detached house is a local bank, which has the houses built by a regional construction company. We can at most submit wishes, which may then be implemented after review or not.

House design
Who is responsible for the planning: Architect, commissioned by the builder (not me).
What do you particularly like? Why? 2 offices, spacious living area
What do you dislike? Why? Technical room, I fear it is too small
Price estimate according to architect/planner: -
Personal price limit for the house, incl. equipment: -
Preferred heating technology: A heat pump will be installed; no influence can be taken on this.

Why was the design made the way it is now? E.g.

Design of the architect, which was slightly revised due to our wishes (washing machine niche, bathroom, dressing room)

Honestly, no. It is unclear whether one or two children are planned, what you envision, or what your basic room layout is.


Then I will help out: it will be a gable roof with some storage space in the attic.
