The original poster has already ruled out a conservatory. That would have been my first thought too.

Ok, I must have overlooked it then. I’ll just predict that nothing will happen. The box is too hot and too expensive.

Theoretically as much as necessary. As I said, until now it was just an idea and I came to this forum to have the feasibility of this idea checked by others (maybe with more expertise than me). So far, the feedback clearly pointed in one direction.

No, I’m realistic enough to see that too. Although I would estimate the construction time significantly shorter. In the process, we would also make some other changes right away. Remove non-load-bearing wall, re-tile bathroom, move windows, veranda, etc.

Quite possible. As I said, it has been an idea for a long time. If everyone here says “shitty idea,” then it is what it is. Maybe I’ll just realize the part with the window.

Thank you for the detailed response. What I just don’t understand is why someone would want to be so unreasonable and blow so much money for so little square meters and benefit. Even if you have too much money saved up, it’s crazy. To be honest, I don’t have to be an expert to recognize that something like this will cost more than 100k€. Without dismantling, the enlargement alone should cost at least 50k€ and it just doesn’t, no matter how you look at it. You will need every trade that you also need for a complete new build, every single one! Just the big window thing alone, if it’s only one window, is estimated to be between 5-10k€.

Here is the plan including furnishings. I had already considered placing the sofa with the long side against 1 and then hanging the TV on the wall at 2. There are connections there and it was originally probably intended that way by the architect. Then the current shelving/TV cabinet combination would have to go. It is important that the oven can be seen from the sofa (F-r-a-u ). The furnishing plan is not exact to the centimeter/scale-accurate, but roughly correct.

I think that’s hard for outsiders to understand. I simply have a certain, let’s say ideal image of the room. How much that is worth to me later, I have to make up with myself or be able/willing to afford.


Honestly, I would have estimated less. 100,000€ seems like a lot to me. Especially when you see what the whole house cost as a new build.


I think so, that’s what it will come down to. Even if some trades are needed for very small tasks.

For the discussion, my rough estimate (2 minutes of thinking time):

Building permit 500€
BG: 500€
Building owner's homepage: 250€
Dismantling: 3000€
Excavation: 2000€
Shell construction: 12000€
Roof + plumber: 3000€
Veranda: 5000€
Electrician: 2000€
Sanitary: 1000€ (underfloor heating stays as is)
Windows 1500€
Plasterer 5000€
Interior 5000€

=> roughly 47,000€

Probably forgot twice half of it but nothing else comes to mind right now...

Move the terrace to the left, the small extension plan above should be relatively easy to do since there is currently only glazing here.

Bay window plan on the left (this is complex, the wall must be supported), the dining room will be partially relocated into this. The living room moves to the right. The basement window on the left will be built over, the upper basement window can remain as is. A hanging chair will be placed in the corner to the left of the stove.

But again: Without further plans, nothing will come of it!
