Here is the plan including the furnishings. I had already thought about placing the sofa with the long side against 1 and then hanging the TV on the wall at 2. There are connections there and it was originally probably intended that way by the architect. Then the previous combination of shelving/TV cabinet would have to go. It is important that you can see the stove from the sofa (W-o-m-a-n ). The furnishing plan is not exact to the cm/scale accurate, but roughly correct.
Thank you I think this is hard to understand for outsiders. I have a certain, let's say ideal vision of the room. How much that is worth to me later, I have to decide for myself or be able/willing to afford.
Honestly, I would have guessed less. 100,000€ seems a lot to me. Especially when you see what the whole house cost as a new build.
I think yes, that's what it will come down to. Even if some trades are only for very small tasks.
For discussion my rough estimate (2 min thinking time): Architect + structural engineer 6,000€ Building permit 500€ BG: 500€ Client homepage: 250€ Demolition: 3,000€ Excavation: 2,000€ Shell construction: 12,000€ Roof + tinsmith: 3,000€ Veranda: 5,000€ Electrician: 2,000€ Sanitary: 1,000€ (Underfloor heating stays as is) Windows 1,500€ Plasterer 5,000€ Interior 5,000€
=> roughly 47,000€
Probably forgot half twice but I can't think of anything else right now...

- The structural engineer alone will cost you at least 3k€
- For the remaining 3k€, the architect won’t even get out of bed. For a construction project (and I stick to that) of 100k€ you are looking at 13k€ in fees.
- Chiseling out screed, disposing of it, laying new screed 10k€
- Laying new underfloor heating with insulation 8k€
- One day of excavator costs alone 800€
- Scaffold over several months 2k€
- ...
Damn, when I already read that you’ve included restoring the outdoor area, I really have no desire to continue writing and listing what’s missing and where you’ve miscalculated. Go to an architect and get informed!
