- The structural engineer alone will cost you at least 3k€
- For the remaining 3k€, the architect won’t even get out of bed. For a construction project (and I stick to that) of 100k€ you are looking at 13k€ in fees.
- Chiseling out screed, disposing of it, laying new screed 10k€
- Laying new underfloor heating with insulation 8k€
- One day of excavator costs alone 800€
- Scaffold over several months 2k€
- ...

Damn, when I already read that you’ve included restoring the outdoor area, I really have no desire to continue writing and listing what’s missing and where you’ve miscalculated. Go to an architect and get informed!

Me too, and it’s not due to a lack of imagination. But the OP is also considering reshaping the cellar at the same time (so that its windows are not built over). This has to be added to your estimate of the already appropriate ten months for the ground floor. The OP wants nothing less than to replace an entire corner of the house below the upper floor like a tire change while driving. It hardly gets more unrealistic.

Jokes aside. The OP has now backed down and realized that the idea is nothing.
I suggest more Bob the Builder as mandatory viewing.

Thanks for the idea and the drawing. Doesn’t look bad at all. I will think about it. As I said, the plans are a bit of an issue. I always have to adapt them to reality first, since the house wasn’t really built according to the architect’s plans and some walls/windows/doors were implemented a bit differently.
But it’s no longer worth putting effort into this here. From what I can gather from the comments here, the thread is over and it would be a wasted effort to invest more time.


I don’t know where you get your prices from, but I find them enormously exaggerated. The screed for the entire house did not cost €10,000. I’m not even going to comment on the rest.


Relax, I can live well without your comments here. So you are not forced to keep writing here.

Instead of backing out, you should simply report on your meetings with architects.

Then the posts will also return to more meaningful paths.

In my opinion, some of Zaba's prices are completely off...

Two years ago, I paid 10,000 euros including insulation material for screed on just under 200 sqm in the Stuttgart metropolitan area.

If you don’t have two left hands, you can knock out the screed yourself, that’s no problem. I recently removed 180 sqm with 6 buddies on a Saturday.

And in my opinion, I wouldn’t hire an architect, but a good structural engineer or civil engineer. I could recommend one to you.

I think you should manage with around 120,000 euros.
