A two-family house with stairs leading to the garden upstairs was under discussion, but my father doesn’t want that because he knows a family that does not use the garden in this setup.
I agree 100% that the garden takes on a completely different role if you always have to carry everything outside via stairs. Whether on the first floor or the 7th floor of a condominium building with a shared garden. The only one who will really use it is the one who has direct access.
A bungalow and a small single-family house are possible, yes, an architect has already checked, but unfortunately this collaboration was not successful.

I think so too. So two houses as mentioned.

The division of the plot will be done according to the WEG.
The apartments are divided according to the WEG, not the plot — for that, there are special rights of use. That also works with two houses on one plot.
The bungalow should or can adjoin the single-family house, built like an L so that no fire protection distances would have to be maintained. For that, we would give up windows on the south side of our house.
The sun only really blazes in from the south anyway. There is enough sun from the east in the morning and from the west in the afternoon/evening.
I know this probably just involves luxury problems, but I want all of us to get the best out of it.
Then just do that with a good architect!
