Hello building expert,

gladly, I will try to list what we expect for the money:

- a one-story house with 125 to 130 sqm of living space
- gable roof, possibly flat roof dormer, preferably no roof windows
- prefabricated garage
- basement (insulated but otherwise not finished to the quality of a living basement)
- plastered facade
- underfloor heating on ground and upper floors
- electric roller shutters
- a pump heating system (?) and preparation for solar or gas and solar – this is a topic where my partner always outsmarts me
- walk-in shower and a bathtub in the bathroom

These are the rough key data, we have not yet really dealt with the exact design of the stairs and floors inside.

walk-in shower: € 720.00
reserve for extras: TEUR 10
prefabricated garage 3.00 x 6.00 m: TEUR 7 (with electric sectional door and strip foundation)
painting and flooring in EL: TEUR 20
additional construction costs: TEUR 35
outdoor facilities in EL: TEUR 10 (only the necessary)

Hello construction expert,

you’re throwing numbers at me left and right. They don’t match at all with our previous research.

We have already gone through some documents (these specifications, catalogs) and come up with 230,000 to 240,000. A friend of ours recently built and paid a total of 270,000, but including land, and 220,000 without. The key data fits 1:1 except for the shower (not level) and roller shutter (not electric). Otherwise, the house is our reference point in terms of size and appearance: garage, facade, area, basement, this pump, and it is an energy-efficient house.

A lot is added on top of the catalog prices. Usually, the standard is described and cataloged, but the photo shows special features - starting with more and larger windows and ending with designer bathrooms. The price doesn’t even include the entrance platform in front of the door, let alone a small roof. Unfortunately, I can’t find the earthworks, utility costs, or any other incidental construction costs in your research. It doesn’t have to be perfect right away; many things can be done over the next few years, such as the garden and carport. Unfortunately, these purchases conflict with the desired special repayment. A house simply involves more hidden costs than an apartment. When I think about how much we have already spent on greenery, paving, and equipment... At some point, you also want a roof on the terrace, and a proper awning also costs four digits..

WE=from the context I assume Wärmeerzeuger (i.e. the heating system must be sized large enough to also heat an extended attic.)
Pumping station= if the discharge point into the sewer is higher than your toilet in the basement, the stuff has to be pumped up somehow, because water naturally only flows downward.

Hello ypg,

I can understand the points you listed. What puzzles me is that we have a nice reference that definitely fits within our budget. The lawn and flowerbed were laid by ourselves, the laminate flooring was self-installed and the interior painted - we feel confident doing that too. At the bottom right, the figure for our friends was ultimately 220,000. That encouraged us to tackle the issue as well.

Regarding the special repayments, well, maybe I’m too optimistic and whenever the money is available, we want or have to use it elsewhere around the house. Then we’ll still be done in at most 20 years, which is perfectly fine.

thank you. So we don’t need plumbing in the basement. One large bathroom upstairs and a guest WC with shower have to be enough. So we also don’t need to pump anything upwards. That sounds like an unnecessary expense.
In the basement we imagine: heating, storage, storage space, fitness equipment, maybe a party room or a guest room.
