Divide the penthouse floor plan - some different ideas!

: I really like the idea of the storage closet. I would move the black wall (according to the floor plan description, only the red ones are unchangeable) at the end of the hallway about 1 meter to the left and use the storage closet as a pantry accessible from the kitchen. Alternatively, it could be used as a washing machine nook if a washing machine is supposed to be in the apartment (where the bathroom and kitchen are, there is also the water connection, so it makes sense at this position). If the hallway end wall should be moved to the left, I would also place a cupboard (e.g., for shoes or cleaning supplies) in front of it on the hallway side, so the entire space is used efficiently.

Does anyone know how large panoramic windows are allowed to be, or rather, how far such things get approved or need to be approved? For example, I could also imagine installing really large windows. Maybe adjusted to the size of the dormer. For example, 4 meters long and 1.5-2 meters high. Only, such windows won’t be easy to clean, will be very heavy (structural engineering?), and you can’t open them like normal windows? Does anyone have experience with such large windows, especially in connection with dormers?

Panoramic windows are generally understood (at least by me) to be large fixed-glass window surfaces. That means they cannot be opened at all. On the upper floor, they are difficult to clean from the outside and possibly only by window cleaners. You will get approval for that, you can also build entire glass facades or conservatories. To what extent the statics will cooperate or how expensive it will be can only be told by the architect/TWP/carpenter. However, I think it would be feasible with a wooden dormer.

What is it like when installing large-area windows with thermal insulation? I initially considered building glass dormers. However, several acquaintances advised against this because it is supposed to be very uncomfortable in summer, even with appropriate sun protection. If I now install panoramic windows (leaving aside how cleaning works), should I expect similar problems? Are there external blinds for such large windows, or is that common? The windows should be able to be opened, at least partially or a few of them, so that air can flow through in summer. I spontaneously thought of a kind of large balcony doors, but instead of opening inward, they would open to the side like sliding doors. That would certainly let in a lot of light into the apartment, and you could probably clean them fairly comfortably. How about tightness and such, does anyone know?

Sliding windows do exist but are quite expensive. However, whether they are available in your size range, I have no idea. BUT: how do you want to clean them from the outside? You can't reach part of it because it is always slid shut.

Maybe you should first explain what a panoramic window is supposed to be in your opinion? The tall gable window according to the attachment (the photo was sent to me by our client, unfortunately it turned out a bit "crooked") counts as a panoramic window just like a window pane running from wall to wall. But also the latest wish of one of our female clients (2nd attachment), who wants to illuminate her home office in the attic extensively. Simply put, almost any wall-sized window element is a panoramic window.


There are roller shutters for all kinds of windows; the question is, do you want to pay their costs?


How is a sliding door supposed to be installed in a dormer? In a dormer, a sliding door of 2.01 m does not make much sense to me either...
