Thank you! The price was actually a compelling argument why we even agreed to this waiting time in the first place.

Exactly, it was a very special time: In January, the KfW subsidy for KfW55 ended. Many still wanted to take advantage of this, so there was such a rush that the KfW subsidy fund was then empty. House prices remained the same or continued to rise because suppliers like Fingerhaus then only offered the more expensive KfW40 standard. At the same time, the beginning interest rate increase, which probably caused many to quickly sign contracts.

I have now spoken with a colleague. He signed with a medium-sized prefab house provider in 02/22, the house was delivered in 12/22, and the move-in is scheduled for a few weeks from now. As you can see, it can also go faster.

Ultimately, it does not matter whether someone waited only 6 months or 12. You yourself say that you have already signed the house contract. So it would only cause you pain if many people now say that their waiting time was or is shorter. It is usually due to the profit margin: the construction of a €300,000 house probably has to take a back seat to a house worth €600,000 that promises the company more profit.

Today, speed of turnover rather than margin takes precedence, and the latter is also related to avoiding idle time (of own, fixed-paid employees). If the manufacturer had more own people and logistics tied up with the bigger project or projects ready for billing stored in the finished goods warehouse, then the bigger project is not more attractive. The more industrially structured a company is, the more it is controlled by controllers.

I would even doubt whether an expensive house really yields more profit. With a house price of 600,000, that is, with people who have money, there is much more likely an appraiser on board and the clientele is much more picky.

You won't get far with a credit of 50 EUR for a poorly installed door. The thing has to be removed and replaced. And so on.

Our biggest projects usually cause the biggest trouble and unfortunately generate the lowest margin.
