Current waiting time for prefabricated houses

They surely won’t keep us waiting for fun; otherwise, I would suspect a sadistic streak ;-) But who says the waiting list results only from fully booked schedules? If that were a normal waiting time, I would constantly encounter people with 20 months or 28 months of waiting time. In fact, 18 months is the absolute maximum I have been told anywhere, and that does make one suspicious, right? Yes, it was honestly communicated, that’s true. And the web portal makes it transparent too. How long did you have to wait from signing the contract to the start of construction?

When we were still searching, I also had a few phone calls with prefabricated house builders. That was probably around the end of 2021/beginning of 2022, but I was also told over the phone about somewhat similar timelines as what you have now. (I also remember being told once about an in-house brand with ~2.5 years+ waiting time. But don’t ask me by whom exactly, although I think I didn’t even speak with Fingerhaus)

The fact that interest rates rose so massively and demand collapsed only happened afterwards, and I guess not many of the people who signed contracts before you want to back out, because the situation is just more difficult now. I suspect you caught pretty much the "peak waiting time" ;)

But by whom? FingerHaus homeowners or others?

Don't remember exactly, about 15 months. But the signing was late summer/early autumn '19.

I think so too.

Only patience and hope help during the waiting time, maybe you have a good buddy who is currently inquiring about the same house, the savings will comfort you if the price is fixed for you.

When I think about it some more... I also vaguely remember that since the beginning of 2022 the interest rates have already been rising (initially more slowly), but it was then partly reported that there were even more completions because people wanted to quickly tie up a deal, out of fear that the interest rates would run away completely (already before the outbreak of the war and then all the more so). So there was an additional demand peak on already full order books. So yes, my assessment would be: This is long and probably longer than for many who came before or after you. But given your completion timing, I’m not surprised either.

Yes, Fingerhaus. However, I only personally know two there, and the one with the 18 months had already signed months before me, so under a completely different market situation.
