Hello forum,

attached are our current floor plans for the ground floor and upper floor as well as the location of the house on the plot in the residential area. The house has just under 150 sqm and will be inhabited by three people. The terrace faces southeast. The floor plans are my own creation; the architect and structural engineer have not looked at them yet. Another note: you can see our current furnishing including the existing kitchen.

Do you have any comments, suggestions, etc.? I look forward to a constructive discussion

For an original creation, definitely a good start.

A few points that would bother me:
- The kitchen is located very far from the entrance. Groceries have to be carried through the living room
- The kitchen has too little storage space (since you don't have a pantry)
- The landing of the staircase on the upper floor is too small. You walk straight into the wall there
- The bedroom has a hotel-like character (a matter of taste). Practical?
- Instead of the skylight, I would rather integrate a strip of light in the upper floor hallway

Hi, thanks for the comments.

We already had the kitchen on the entrance side once, but then everything is a bit too tight with the hallway etc., so we accept the slightly longer way.
Honestly, we find the bedroom very practical; what do you find impractical about it?
You’re right about the staircase run-out; I’ll have to look at that in more detail with the architect.
The skylight also serves as an exit opening to the flat roof, so a strip of light is probably not going to work there, even though that would be very stylish.

What would bother me first and foremost is this gigantic driveway. Why do you need so much sealed surface? Expensive and pointless - in my opinion. Ugly on top of that. Is the driveway also accessible from the main road? How busy is it? Is noise a problem? Should the house be placed as a noise barrier against the street or is that not necessary? First, explain why the placement of the house + garage is as it is and especially what purpose this highway on your property serves. One would have rather expected something like this: Or if the road is heavily trafficked something like this:

Unfortunately, we are bound by a building line and, of course, also by a building window, see parcel plan (Parcel 36). Therefore, the location of the house is 99% fixed. From our point of view, the position of the garage and the driveway is thus the most sensible in terms of land use. The driveway to the property can only be accessed from the private road. Noise protection does not need to be considered, as it is a purely residential area.
