Cost of enclosed space. First draft discussed with architects

It’s the same for us, we had the excavation dumped in one place next to the house and instead of "spreading on the property" (included in our fixed price) the pile was shaped a bit.
This gives us two levels (top and bottom).

132 m2 of living space and 66 m2 of basement. I find the price quite steep. I really hope that I made a miscalculation somewhere or that some items are duplicated. Honestly, it is 50k€ more than the desired (or possible) maximum. Otherwise, compromises will have to be made somewhere.

325k with basement, without KfW plus sanitary fixtures we have. I would say, get used to the price [emoji6]

why do you hope no position is listed twice? that would be good for you
but it’s always better to calculate cautiously and have a little left over, although most of the time I believe it’s the other way around
I would still plan a buffer (e.g. 10k)


Based on your information, I understand that you have a footprint of 66m² over three floors (cellar, ground floor, 1st floor) with a flat roof.
But I only get 66*3*2.6 = 514.8m³ of enclosed space.
Ok, plus walls and maybe a pitched roof, but they don’t add up to 300m³ either.
Therefore, I cannot comprehend your construction costs and can hardly assess them.
For us, it’s about 220m² including the cellar plus attic.
Without walls and floor coverings, we are not above 300k.
But it was a long process of almost a year and 20-30 different companies until we came down from originally over 400,000.
Basically, 400€/m³ is appropriate. Only the height of your m³ is not clear to me.

Yes exactly, the living area is ground floor 66m² + attic 66m².

I don't need an attic since the basement is available. It would of course be interesting to know what is cheaper for us -> installing a ceiling in the attic or leaving the attic open. Does anyone have a guess?

The problem is that I can and want to take out a maximum of €420 (excluding land, surveying, land transfer tax on the land, architect (service phases 1-4)). If we are all honest with ourselves, that is already crazy for a 132m² little house. What I have listed as costs in the PDF is easily €60k over budget for all-in.

Whether I have miscalculated the ancillary construction costs here or there by €200 to €1000 up or down will (I believe) balance out in the end over all items.

What I cannot "grasp", i.e. estimate, are the €400/m³, or calculated differently €1800/m² (for a total of 198m² for basement, ground floor, attic).

Others here in the forum are building/or want to build for €240k/€250k, so easily for €100k putting up a similar single-family house (in terms of equipment). Therefore, I do not understand where the discrepancy is.

back to your question:

The architect calculated the building mass as follows,

base slab basement + room height basement + base slab ground floor + room height ground floor + ... + attic with 22 degree pitch.

0.37m + 2.385m + 0.20m + 2.635m + 0.20m + 2.635m + 0.20m + 0.34m = 8.965 m³

8.965 m³ * 90.75 m² (this is the building area 8.25m*11m) = 813.57m³

813.57m³ + 75.32m³ (attic 90.75m² * 1.66/2)
= ~889m³

Thanks for your price range. What do you mean by sanitary fixtures (anything unusual included?)

What goodies do you have included? Which basement version, heat pump, central ventilation, photovoltaic system :-P ?
