I have updated my cost calculation. In case anyone is interested. The shell construction offer is available and is within 40% of the estimated gross volume, whereby some costs (23k€) for outdoor facilities & carport foundation are already included here.
Equipment:
- 139m² living space with 67m² basement
- 2 full floors with gable roof monolithic with "Poroton"
- KFW 55
- Slope (over 22m there is about 3m gradient - is caught with 80cm (29m long) and 180cm (25m long) L-stones.
- Chimney and fireplace from Schiedel
- 180m² terrace + carport + driveway paving
- Ground floor completely tiled
- Upper floor hallway and bathroom tiled, rest laminate
- Basement will mostly be not a living basement and tiled by myself.
- Air-water heat pump + controlled residential ventilation
- 2x 3m sliding lift doors (doors + windows anthracite)
- No venetian blinds. Electric roller shutters downstairs
- Bathrooms (let's say normal) nothing concealed, showers (also in guest WC) floor-level but not tiled.
- Possibly photovoltaic system without storage but not included in the calculation.
We now end up without kitchen, furniture, move, fencing + lawn + topsoil at 523k€, of which 94k€ is land including acquisition incidental costs.
Quite a nice sum
