Nonsense, even a municipality has nothing to give away. They wouldn’t sell a property that is supposedly worth double. We bought it through the municipality. The standard land value was about 15% above the purchase price, market value (provably, because we resold a piece) at well over double the purchase price. It was mainly about the equity ratio for us, but no chance. We told the banks we already own a property, unencumbered, which we want to contribute as equity. Everyone only wanted to know the purchase price (the acquisition date is evident from the land register). Our presented cost breakdown based on the standard land value was immediately corrected by every bank.
