Nonsense, even a municipality has nothing to give away. They wouldn’t sell a property that is supposedly worth double.

So you bought the property at approximately the standard land value. A 15% deviation from a standard value is practically no deviation. Is the standard value higher today? Maybe the buyer who bought that part from you simply paid too much? It is plausible to me that the bank bases itself on the standard value or your purchase price. You cannot provide proof that the land value is generally different.
