In our area, exactly this is the case..

Old houses without much value but on relatively large plots.. at prices of large plots + a little for the house

A friend acquired a similarly old house, somewhat larger, about 160m² + basement.. The basement does not meet today's standards and is used purely as a storage room. The renovation cost about 125k but he did a lot himself, everything he didn't do himself was carried out by corresponding connections. And not everywhere on the house was worked on and modernized. There's still a lot left to do.

You have to consider, for some, the house may be "livable." They might be willing to pay a little more.

If the property sells below the land price, in my opinion, a new build would be conceivable.. If it is as described above, then only renovation is an option, everything else is not wise.





However, that sounds like demolition. I would only offer so much that a demolition + new build is economically feasible.

Unless you have nerves like the people on a German TV channel, turning demolition objects into "livable". :D

You actually know quite a bit more than one can see just from the outside. Standing on public ground and without aids (ladders etc.) you are allowed to photograph someone else's house. That would already help the other discussants considerably for a first own impression. What makes you fear the house could be dilapidated? (We have several projects here in the forum from the 195X and 196X, and I don't recall any disasters). I expect: a concrete basement, wooden ceilings, single glazing, oil or storage heaters, a roof slope that can't even spell the "Energy Saving Ordinance" yet, and of course a hygiene bathroom instead of a wellness bathroom.

Probably not. We live here in a newly built house of the same size. Of course, we don't want to significantly worsen our situation. The location is really appealing to us. And yes, your idea with our maximum bid would also be ours. Then it would be "irrelevant" whether it turns out afterward that a renovation is feasible. Even if we probably won't get the house that way.

Well, the expert had access to the publicly available documents. So floor plan and cross-section are known to me.

The fear that the house might be dilapidated is composed of the expert’s remark "considerable need for renovation," the fact that I have seen some new builds or renovations of masonry in the area over the last few years (I have been passing by regularly for 6 years now), and the wet meadow starting behind the property, whose effects on a 1960s basement I cannot assess.

Maybe the house is just typical for 1960 and only needs the “usual renovation.” That would be the best case. I just don’t want to bet on that, but rather be prepared for the worst case.

I can take a photo... as soon as my daughter’s quarantine is over.

Thank you for the answer. I suspected something like that. That naturally makes a somewhat serious calculation quite difficult.
