Can you narrow down the type of construction? On the one hand, it could still be something from the 1950s, when there was a shortage and housing had to be created as quickly and cheaply as possible for returning soldiers etc. (cf. [Siedlungshaus]). In that case, the substance is often worthy of demolition because the material quality, execution, etc. do not allow for economical renovation. Or it is already higher-quality construction for that time, which can be seen, for example, in wall thickness, concrete ceilings, flooring, type of heating. Can you find out for whom the residential area was built back then? Workers, disabled veterans, or rather for the settlement of doctors and engineers for reconstruction? And if it is the latter, then little renovation might even be good. Less problematic renovation products from the 70s/80s and easier dismantling for replacement.

If it helps you to classify it: we are currently demolishing a roughly 250 sqm partially basement house from the 1920s. The approximately serious offers started at about 30,000 euros for gutting, demolition, and disposal, the highest was around 42,000 euros.

A large part of that (about 10,000) are disposal costs. The house is uninsulated and due to the age of the house, hazardous materials like asbestos are almost not installed. For a house from the 1960s, the probability that asbestos is installed is probably significantly higher, which could also make the disposal costs significantly higher.

Not reliably, but an estimate: The residential area is opposite a large hospital. I suspect a lot of staff lived there initially. Within the residential area itself, there are different sections (apartments, semi-detached houses with narrow long plots and vegetable gardens, and single-family houses). The house in question is a detached house that is “relatively” large at 120 sqm plus an extension. It is clad in brick, which is somewhat more expensive. My assessment would therefore be: not exactly the chief physician’s villa, but also not a worker’s dwelling. Unfortunately, I can’t say much more about the building type. Measuring the wall thickness on the plan with a ruler is probably a bit too inaccurate? By the way, the 1970s extension is the part of the house that I really don’t like and makes me doubt whether I really want the house. It is a 4x5 m large, basement under the room, which was added like a foreign body to the building structure.
