Mhh, ok. I think there are points in every house that prevent you from being completely happy.

For us, with the third child, it has become quite tight. Although each child has their own room, I am increasingly missing storage space to leave a laundry basket or something similar. Nothing dramatic, but it is increasingly annoying. My husband's permanent home office (which will probably remain) adds to this. A basement would indeed be helpful.

And then the location. Ours is good, no question. But we have to drive the children around quite a bit, probably until the end of elementary school. That was not so clear to us at the time of construction.
With the house we are interested in, the location would be pretty perfect for us regarding the children's freedom of movement.

None of this means we are unhappy and urgently need to move. But if a house "offers itself" that would solve these points, it is at least worth a look for us.

I can really understand you, especially regarding the situation. Nothing is nicer than being able to quickly take your children to kindergarten in the bike trailer, zoom around on the balance bike yourself and run alongside, or just quickly walk to the Edeka. Unfortunately, new housing developments are often very remote.

With three children, working from home, and then construction stress? I can also understand your concerns about space. But first, you have to find buyers for your own house who can wait until yours is free; there’s often a whole chain attached to that. I don’t know how things look financially for you.

We also considered in 2020 what we would do in 2021/2022. However, our house is now too big and the time with adolescent children passes so quickly, education is done in no time, and now we would like to move to a rural area. But for that, we would first have to sell, move into a rental, store furniture, and renovate for a year. And you simply can’t find anything in the area. Everything is way too far away.

Your property would of course be great.

Nonsense. Sell the house now and a) live as a tenant in your own house until the move or b) agree on a purchase price payment in 12-18 months. There has been more than enough demand for this procedure for many years. You don't first move into a rented apartment after selling only to move on to the next home :rolleyes:

That's true as well. I hadn’t even considered that possibility.

In the questioner’s case, the property is in the neighborhood. Because of the children, the space, and the location, I would also consider it.

We have done that before and it worked out well. But it was a completely different starting situation; after moving and selling our first house, we rented until we could find a building plot.

And this time it should go the same way. Because of the great distance, first sell the house, rent at the new location, store the furniture, and renovate in the evenings.

I hope it would only require a renovation. But even that is increasingly becoming a "sticking point" with 3 children. Time is simply limited.

I consider the sale of the current house to be quite unproblematic. We recently had a realtor here who said that given the location and condition, it should be sold within a few weeks. The expected price also seems to be quite a bit higher than we had anticipated.

Selling first, then renting and building is something we have actually already done with the apartment we previously had. But back then we were still childless and there were about 60 km between the old and new place of residence. With 3 children, I wouldn’t do it that way anymore.

A question not really related to the thread topic that just came up for us:
If a special repayment was made in December 2020, can the special repayment for 2021 then already be made in January 2021?

We can make special repayments after registering with the bank, the timing should not matter? We always make ours in November.
