House purchase built in 1995 vs. new construction long-term cost calculation

A heat pump only makes sense if the outside temperature is not too cold and the flow temperature can be low. That means not in the coldest regions of Germany and underfloor or wall heating. Installing that in an existing building is expensive. If the burner is only 2 years old, it can still be operated for at least 10 years. A new building has a significantly smaller plot of land and the living environment is unknown. Also, if the previous house is cheap to buy, with the given income and equity, I would buy it too and rent out the 3 apartments separately again.

Good idea to buy the other existing property as well. Unfortunately, you can practically only plan for two apartments. One larger and one smaller on the ground floor, and it would have to be fully financed.
Estimated rental income in our region is about 1500 euros for both apartments.
I need to have that calculated. Interest can be deducted from taxes…

We spent 12,000€ including plumber for our 6 sqm bathroom back then in 2001. Ok, bathtub was very dynamic due to the bathroom size and thus a cost factor of 3,500€. The contributors here gave figures from the cost estimates last year from 30-50,000€. I would also take the skilled labor for the calculation and then exchange accordingly through EL. about the new building: The additional construction costs of 30-50,000€ are still missing. Existing property: bargain! What does the construction expert say about the house? Any defects? However, I would do the renovation before moving in and not later!

I'm texting my construction specialist friend (a civil engineer who works as an expert): No defects present, except for the topic of energy-efficient renovation. Since the burner is new, I would rather not throw out the oil heating system immediately. However, I would like to address the following points: - Completely renew the tiles in the entrance area and kitchen (which will also be completely replaced); it might make sense to switch to underfloor heating at the same time. But then you would actually have to convert the dining/living room to underfloor heating as well. Unfortunately, the well-maintained and beautiful real wood parquet would have to be destroyed... somehow really difficult. I would put the parquet back in anyway. - Facade insulation is not planned for now, which means I would have to run the underfloor heating at about 45 degrees feed temperature. I see that this works at my parents’ house (built in 1992) with the same energy standard. - The advantage of converting to underfloor heating now would be that in about 5-10 years, when the heating system might give up, I could more easily switch to a heat pump and at the same time tackle facade insulation and the windows to possibly reach the KFW 85 standard. What do you/you all think about that?

Makes sense. Installing underfloor heating while living inside is very messy.

Not only that: when wallpapering, you can move all the furniture to the left, and later all the furniture to the right. But forming construction phases when laying heating loops, I would practically rule out as feasible.
