Convert single-family house into city villa?

Do you have a catalog from the company? I am missing the floor plans of the city villas. I would be surprised if they are very different from those of the Coburg house. However, I see a lot of potential for improvement in this floor plan. The Modena would be structurally more similar to your basic model "as a substitute villa" than the Florenz with 154 sqm, which, however, due to a diagonally running load-bearing wall, among other things, will be conceptually less comparable. You will be close to the Modena in terms of price, but slightly above with 148 sqm (the Modena has 145 sqm).

However, the price would still increase for the Modena because we are not satisfied with the floor plan as it is and would make changes. The Coburg has a knee wall of 0.8... meaning an increase of about 1.80 for the exterior walls including insulation and plaster. The roof has elaborate edges... that won’t be cheap either.
