Find the error in B, even more in C, and the most in D. How are you supposed to save €30,000 in labor costs with already doubtful €120,000. I am just an amateur, but I suspect that all craftsmen unload the materials during the shell construction and then disappear. The rest would then be your task. The alternative would probably be that you do the entire shell construction alone.

That's exactly where the catch is. With self-performance, you save labor costs. But not €30k! You still have to buy the materials anyway. Unfortunately, often not at the price the craftsman gets. Self-performance only makes sense if you get favorable conditions from the building materials dealer or similar and can properly carry out the trade yourself. If not, trouble is inevitable. Sooner or later! It should be clear that in time-consuming tasks like painting or wallpapering, no serious mistakes can be made. Drywall construction (just insulating and sticking foil) in self-performance in the upper floor/attic looks different. Here, expert knowledge is required.

@ kirischatz: Then ask the construction company what is supposed to be included in the €120,000 for the 110 m2? Think beforehand about what you want and compare it with the offer. Then you quickly see what is missing. I have been planning a new build for a while. For a "medium" finish, you have to calculate about €1,600 per square meter of living space turnkey - without a basement and for 130 sqm. A basement costs at least another €30,000. Whether this price can be applied to 110 sqm is questionable, probably higher, because certain costs remain the same. The bank will recognize a maximum of 10% as own contribution unless you are a professional craftsman. You only save the labor costs. But I wouldn’t deduct the 10% because additional costs are always to be expected (it was like that for everyone I know). Besides, there are the special requests - and everyone has those. One doesn’t want the standard tiles for €25/sqm, another more electronics (e.g., satellite connections in the parents' and children’s rooms) or aluminum roller shutters instead of plastic and so on and so forth. Also, don’t forget the furnishings! New lamps, decorations, and a few new pieces of furniture also cost money. In addition, you should plan at least €2 per sqm of living space monthly as a reserve for later renovations. I know, it’s frustrating and no idea how others do it. But for us, we decided not to have to give up everything for 30 years. Although we don’t lead a life of luxury. The children will also thank you if they don’t always have to go without everything just so the parents have an old house after 20 years (when the children have moved out)... What is included in the additional costs? Garage or carport?

I have to quickly interject here: Do you calculate the 1600.- euros per m² for medium equipment including or excluding additional costs for the turnkey house?

Without, whereby here in the forum it is mostly about 1,500 €/sqm.

For the ancillary construction costs, one always reads here about 35,000-40,000 €.

In addition, there are still [Außenanlage], [Boden- und Malerarbeiten], [Garage/Carport], [Küche], [Extras] ...

The 1,600 €/sqm is only for the house. Okay, maybe only 1,400 €. But not below that. Here are a few additional costs:

Outdoor facilities (access paths, fences): 5,000 €

Water/sewer connection: 8,000 €
Electricity connection: 2,000 €
Telecom: 350 €
Submission planning: 1,250 €
Building permit: 1,250 €
Excavation for foundation slab: 3,000 €

Soil survey: 1,000 €
Energy certificate: 400 €
Construction electricity and co.: 1,500 €

Finished garage with foundation: 8,000 €
Carport approx. 7,500 €
Masonry garage: approx. 15,000 €
are all rather the small sizes

Additional costs for land purchase: 5% (in Bavaria)
