So everyone interprets that differently—I, for example, always include earthworks, embankments, etc. in my square meter figures, since they are essential for the house’s habitability due to the hillside location. It will probably never be truly comparable, unless you really have a perfectly level new development area. Just for the wooden covering of the stairs, we could have spent pretty much anything from 4,000 euros up to 15,000 euros…

We signed in July 21; our house is hard to compare with a normal semi-detached house because we have 180m2 and quite a few cost drivers (basement, 2 dormers, not a square building shape but a recessed corner with a balcony above, higher ceilings, and groundwater heat pump). The base price for our house with only a few upgrades at the time of contract was 820,000 including finished garage, 60,000€ incidental costs, higher quality staircase, doors, and shutters. Without upgrades for the bathrooms, tiles, floors, and other minor things. Our incidental costs were significantly higher. Outdoor facilities, kitchen, etc. are additional. A friend also built in the surrounding area (Erdinger district) and got significantly more for the money with a local timber frame company and was much faster finished than we were with the solid house company; maybe it’s worth comparing for you.
