Construction costs per square meter of living space in Upper Bavaria (Munich)

Hello, we are currently building in the Munich catchment area. However, we are not building a solid house.

Our house price is approximately €2,800.00 per sqm of total area. Included here: house with all technology (air-to-water heat pump, ventilation system, KNX and Ekey, but without photovoltaics), 2 bathrooms with tiles, wood-aluminum windows everywhere, electric blinds everywhere, passive house standard. Our own contributions included in the house price are painting, wooden floors, window sills, door handles, and interior doors. Heating and bathroom in the basement are also included.

Not included are earthworks (excavation and drainage), basement, outdoor facilities, construction supervision, and typical ancillary construction costs such as construction electricity and fees from authorities, etc. These items amount to another good €210,000 for us.

We signed in July 2021.
