How do you come to 660k now? Or is your problem the expensive plot? I know that all too well (we paid 330k for the plot and ended up all-in at over 1 million, although we initially calculated with 750k). You can only spend what you can afford. I guess that is something we all have in common here If it's too expensive... just leave it or build on another plot. The world is that simple..

Under no circumstances should you "make the numbers look better" for yourself.. that backfires. Better to calculate everything pessimistically..

But that is a very general statement. If you compare apples to oranges (rental apartment and house), then the saying is true; otherwise, not really.
If you would rent the same house you buy instead, then ownership should pay off after 20-30 years, otherwise the landlord must have made a mistake in calculating the rent.

I also find that a bit generalizing. We have already had two inquiries whether we want to sell our new build. I would have directly "earned" 80k. Reason: The plots are allocated to local families by lottery; whoever gets one has already made money, because demand is five times higher than supply. The old real estate wisdom of location, location, location applies again. Until three weeks ago, we lived in a 200 sqm single-family house for rent – compared to the rent, our loan payment is a bargain.

I would always build a house in a way that it is easy to sell, so it somewhat matches general taste and the spirit of the times.

Location location location... I always say that too. All the "village" builders may have it quiet and cheap, but woe to them if they ever have to sell/rent. We paid 280 EUR per sqm... 7 months later, the last plot was sold for 350 EUR. Currently, one owner has changed their mind and sold for 420 EUR!!! Crazy what’s going on here...

660 with all special requests and without own contribution. 1 million is not doable with 6k net per month well, we want to a) still live and b) still have children. Yes. We will certainly increase the loan some more. No. I calculate everything conservatively. I’d rather build in a buffer of a few tens of thousands of euros. I just wanted to have the possibility to compare the price under standardized conditions. Now I can. Thanks to everyone

You are doing the buffer correctly, 10% should definitely be enough. Everything just keeps getting more expensive...
