The loan from the bank is the crucial point. Pay all incidental construction costs out of your own pocket... what you still have left then... is your equity!!!

What counts as ancillary construction costs? That would be 60k, and if you then also count earthworks and house connection costs, the total is 80k. Then only 70k equity remains, so a little more than 10 percent of 660, or do you take 580 as the basis?

150k equity plus buffer. So far, every bank has approved it. The installment should be 1700 without repayment and 2100 with special repayment. The lowest income with one earner and child benefit plus Elterngeld is 4500k (salary increases for the woman and a 450 job for me). That should somehow work. The planned income of the woman in 5 to 8 years is around 6k € (own practice).

To get back to the original question:
We are currently under construction and can pretty much confirm all the numbers you listed for us similarly.

Just a few things might be questionable:
- Is plumber included with roofer for you?
- For outdoor facilities, we planned €50k and have already used 20.
- For windows and all doors, we calculated €45k including blinds, fly screens, etc.
- I would choose central ventilation. Ultimately, it cost us about €3k extra.
- €14k for electrical is very ambitious... Or hardly any sockets/equipment. For us, all requested companies quoted well over €15k. And that’s with standard electrical. If you want some extra features and possibly "Smart Home," you quickly get to €25-35k.
- But everywhere, calculate a buffer of €1-2k. In the end, you'll be glad you did.

Otherwise, not much stands in the way of your project.. [emoji6]

Hi. Thanks for your info. Yes. At the moment everything is planned as standard. Unfortunately, I don’t yet have details. The construction company divided the cost plan once for the bank to clarify the loan limit. Things are running differently with us than you might think, since the construction company is in the family. I still need to clarify what exactly is included and possibly adjust. It was just important to me to have a feasible minimum financing when buying the plot (tomorrow). I will then explore in detail which extras I can afford. Although extras are not as important to us as living space. Although as a tech enthusiast, I would like a bit more in the electric area. Maybe there are still 50k left in the loan. Unfortunately, my wife also wants extras.

I am doubting about the ventilation. I myself installed a central controlled residential ventilation together with a friend. He and a second friend say I should rather go for decentralized. I believe the difference would be even higher for us. For 9k, I won’t get a proper central ventilation system, right?
