Yes. Definitely central.

What is included in the 13k for outdoor facilities?

That can only be the absolute minimum.

We have already invested almost 60k in the outdoor facilities.

If you have to, for example, secure the site, it quickly gets expensive.

Our forecourt alone was about 10k.

What I want to say with this:
Do not underestimate outdoor facilities!

Many then say: "I'll do it later."

But who wants to live in the mud for years?!

First of all, thank you for the answers.

Ventilation system: Personally, I think nothing of ventilation systems and central ones are too expensive. Ventilation is only being installed because of [KfW 55]. A central system would probably cost twice as much.

Sorry. But 660 for a house (the [PROPERTY] costs 260 including incidental building costs) is already almost too much for me. It has to be financed. I am just a regular employee with a normal salary.

Outdoor area: only the essentials are done. The rest will come gradually. It only includes some paving work and a fence. But you are right. If you don’t do it right away, it will never happen. I don’t have to hold anything back. Everything around it is on one level.

Additional construction costs are independent of the land costs and only arise during the calculation or construction.

Edit: We are almost all "just" average earners and have to calculate - not just you. But costs do exist and must somehow be calculated and paid off later.

Hello Yvonne, I am just starting to read through here. Secondary construction costs. It was already listed by the contractor under the property in the cost list. Or what exactly defines secondary construction costs?

Yes, that's why I am calculating and wanted to know if I am within a normal range. And the additional cost of a central ventilation system never pays off.

Maybe I will get another 30 to 40 k more from the bank. But for that, I'd rather get the fireplace for my wife.

Not even a single-family house owned outright is profitable. You only gain quality of life, but it doesn't pay off financially. In the long run, you pay off the loan plus interest, and before you know it, you have to invest a six-figure sum in modernization and renovation before you've repaid the credit.

Since I can't link via Tapatalk: check the pinned post about additional construction costs in the construction costs subthread.

Also, use the search for the topic Controlled Residential Ventilation... just the day before yesterday we had a topic where the original poster skipped it and now has serious consequential damage presumably due to insufficient ventilation.
