City villa or classic gabled roof house? Advantages? Costs?

Jaydee - yes, I do realize that you can also put a gable roof on a two-story house. But then I also have two full stories and no small slopes for coziness upstairs. And the house looks noticeably bulkier. And we want a basement, so we don’t need extra space under the roof.

ypg - why shouldn’t it work with the two garages on the right and left? I was thinking one garage for the car and one garage for trash bins, bicycles, Bobby cars, tricycles, scooters, strollers, paddling pools, and whatever other stuff accumulates. I don’t find compost next to the house very pleasant? I would place it at the very back of the garden.

We’ll best take a look at a model home park soon and start looking for an architect. We have only thought very roughly about the room concept and stuff like that.

One person this way, another that way (with the compost, which by the way would be best located near the kitchen) Usually you are only allowed to build on the boundary on one side. Apart from that, you then also have the disadvantage of not being able to simply go from the back to the front, it would then be like a townhouse or a terraced middle house.

But doesn't it smell? And what about pests? And what about garden waste? I really don't know much about that, those would be my thoughts right now.
For that, I could save myself the fence . That's certainly an argument, then it would definitely have to be a garage with doors at the front and back or maybe even a door in between. As I said, we're just at the very beginning, so I'm also happy about other opinions and experiences, I'm willing to learn .

Sorry, this statement is not correct. The original poster is allowed in NRW to build garages on the boundary for a total length of 15.00 m; unless the development plan explicitly states otherwise. So 9.00 m on the left and 6.00 m on the right or 7.50 m on both sides or any other measurement totaling 15.00 m. It does not matter whether there is a single or a double garage on one side; as long as the building envelope allows it.

In the meantime, I also took another look at the property... the driveways of the others seem rather arbitrary, very long garage on the right, also a driveway on the left? (sorry, I don’t have all the details in my head) ...
Then the houses around look like apartment buildings? !
It’s not exactly the nicest plot, but you can still build on this

Nevertheless, I wouldn’t find a house with garage wings and no direct access particularly practical. Doors opening and closing when watering the garden?

: a proper compost heap or thermo composter doesn’t smell. I now have one (a bit further away), but actually the food for the composter comes from the kitchen: potato peels, onions, vegetable scraps, eggshells, and coffee grounds... the green stuff from the garden itself can be put "at the back" on the pile, but for kitchen waste, such a thermo composter at the house is nice

The development plan definitely doesn’t say anything about the garages.

As I said, the whole thing isn’t really thought through yet.

I already wrote that there are 2.5-story apartment buildings on the left and right (3-family houses). That’s why I’m also afraid that a classic 1.5-story house squeezed in between would look awkward.
It’s a gap in the existing buildings, not a new development area. When the development plan was created, there were already tons of houses on the street that wouldn’t be allowed to be built anymore.
The plot is really nice, but unfortunately the neighboring buildings are not. Almost all the other houses on the street are detached single- and two-family houses by the way. The location itself is just great, it’s the most popular district and there are practically no undeveloped plots left (there is still a perfect one, but it has 2,000 sqm and costs €611,000). We were incredibly lucky to find out through three degrees of separation that the owner might possibly be willing to sell. We have been looking for over three years.

Thanks for the info about the compost. I don’t even know yet if it’s something for me. And I actually don’t want a front garden that you have to blast... Paving stones are nice too.
