City villa floor plan - feedback desired

Hello you nice forum members
We have been following this forum for quite some time now, but always only as guests.
Now that our plans are becoming more concrete and time is pressing, we have registered.
We are desperate about the best possible room layout on the ground floor of our city villa.
The house is being built with Weberhaus - 165 sqm (excluding basement) on a 700 sqm plot with a slope, 2 full floors, with basement and hipped roof in Mediterranean style concerning the exterior of the house.

We now have 2 floor plans and are considering which one is more usable and which brings more advantages on the ground floor.

We decided against a straight staircase because we were told it takes up more space.

What do you say? Which floor plan is more sensible? What could we improve? What else do we have to consider?

We have also planned with Weberhaus for a long time, how do you even come up with the floor plan? Almost every standard floor plan from them is better.

But without a completed questionnaire, it doesn't make any sense anyway.
