Thank you Maria, yes you are absolutely right too. We hadn't thought about reversing out at all.
Many thanks

I would be interested in why you wouldn't change the bathroom upstairs? I thought maybe it would seem airier that way... if not both are hidden behind one wall.

Which change on the ground floor do you mean: the cloakroom or moving the wall in the kitchen to the left? Or neither?

The idea of a utility room upstairs isn't that bad at all, since most laundry is done upstairs anyway. But I specifically planned a floor-to-ceiling window downstairs so you can conveniently hang the laundry outside.. ☺️

I can't even say for sure about the size of the shower, nothing is mentioned. But I will clarify that again.

Currently, the stairs are planned in the west.

Thanks for your feedback, best regards

Yes, that's how it looks :-(
Square and loveless.

Move away from the square floor plan, which is an unfortunate choice at this size, as you can already see from the extent of your change requests*. A successful room layout under a square roof requires an edge length of about 11 to 12 m – below that, the imperfections pinch too much.

*) By the way, some of them don’t really work: compare your doors in size 34 ready-to-wear with those originally drawn.

I don’t see the plot/building envelope being forced into a square anywhere, and it’s not mandatory for the "instead villa" type either. But stick with the economical staircase design.

maybe Gini wants a town villa? The plot is suitable for that, rather than an elongated gable roof building. And a long staircase is not desired. So, everything fits, except for what was mentioned.

What kind of building it will be actually does not matter. What seems important to me is that the possible rooms are listed and then appropriate options are developed accordingly. First of all, it must be clarified from where the cars will be driven onto the property (or at least be clear which options there are). Number, of course, as well. Experience shows that the required spaces for vehicles (garages, carports, parking spaces) do indeed limit the possibilities for house placement. It must also be clarified where one wants to have a seating area (that also restricts the options). I would approach the room requirements completely neutrally. In my opinion, the size of the plot does not allow for too many real options (you almost hit "boundaries" on all sides). I could even imagine a house in L-shape (especially because of the terrace). Or, as they say: Thinking out of the box.
