I don't think the plan is bad, but: I don't see that the house matches the cost estimate. And the idea of not being able to climb the stairs in old age but managing with a tiny [Dischbad] is unrealistic. I would also plan built-in closets. Storage space is rather limited. Especially on the ground floor with three children.

In my opinion, the shown design does not fit the property. I would move the house as far as possible into the northwest corner, with access from the private road. You write that you are a hunter. How intensively do you pursue this? Do you want to lease (partly) at some point? Do you need space for a game locker? Plan early where the gun cabinet should go, so that underfloor heating pipes or lightweight walls do not complicate a proper anchoring. Consider sufficient screed thickness there for heavy-duty anchors.

Like the previous speakers: too little storage space! Where are all the supplies and decorative items supposed to go?

Floor plan:
- Staircase too close to the door
- Living/Dining area too narrow and somewhat tight for 5 people in the future
- Upstairs hallway dark (Attic storage? or roof window planned?)
- 1x3 m closet in the bedroom is also tight in the long run

The entire “old property” has 722sqm. After the division we come to at least 480sqm and my father gets the other 242sqm. Between the buildings there is a garage at my parents’ house, a garage in front of the other house and a lean-to roof at the back. But both are demolished. My father basically only wants the light gray part so he can take his trailers into the garden. So from the outbuildings a garage with a driveway to the back will be made. We are considering connecting our garage directly here. Then you practically have a large garage yard and not such a patchwork. I am currently in the hospital and do not have all the documents here. Sorry for the amateurish presentation. I only have the mobile phone with me. The 6m distance is maintained downwards. Regards

Honestly, I hadn’t had the floor area ratio on my radar, as Paragraph 34… I once spoke on the phone with the lady from the building authority and described our construction project and submitted a plan. She had “approved” it like that. Thanks for the hint, I will look into it again.

At our place, the plot had to be divided into equal parts back then. So a small and a large plot was not allowed.
