How many floors are you allowed to build? I am a big fan of basements if it fits.
Consideration: By the time the new building area is developed, maybe one or more of your children will have already moved out.
I believe that forum members with (also three) children can best comment on this.

Phew... we've been trying to get something for over five years now. It's always been an emotional rollercoaster so far. If this keeps up, I'll be eligible for retirement before we've even laid a single stone :) Just received new information. The plot with the field edge location that we hopefully get through the well-known winemaker is definitely >500sqm. So more like around 540. Keep your fingers crossed that he sells it to us, the prices don't skyrocket astronomically, and nothing else comes up. Construction is allowed as follows according to the development plan:

If you had said the field would be a compensation area and biotope, I would have said take the better location. But with the risk that in 15 years an unknown planned new development area will emerge there (maybe even a multi-unit apartment building, because living space is becoming increasingly scarce...) no way, I would personally take the larger property with the currently defined neighboring buildings. No one can take that away from you anymore and land is not renewable. The view is already practically built over for the long term, and in what form it will be built over is unknown...

The OP has three children and is building his currently suitable house today. I would enjoy the open field for 15 years and after 15 years build or buy a house suitable for a then smaller household size. I am very pragmatically oriented. A house is also just a utility item.

Smart remark, I hadn’t thought of that.

First, one should define approximately what one intends to build. We had in mind some types of bungalows from Scanhaus Marlow Marlow or Team Massiv before buying and choosing a plot, something along those lines, not exactly like that, but roughly so. Then we looked at the plots and eliminated them one by one. Two suitable ones remained for this type of house, which I visited with my friend W. to ask him which one was better in terms of earthworks; he is an expert in the field. He recommended the one that we then bought. Conclusion: I would not listen to a forum for the two options but rather create criteria for selection: house type, earthworks, position relative to the sun. It is such that a piece of land that is initially more expensive eventually becomes cheaper or equally priced because less excavation is needed, no angled retaining walls are required, etc. All things that a forum cannot judge. K.
