Choosing a small plot versus the edge of the field

We only have 325sqm and an owner-occupied house with your desired rooms plus a double garage fits on it. However, we have 2 full floors and some knee wall in the attic. By the way, all the plots here were comparably small, the semi-detached house and terraced house were significantly smaller again. If I had a free choice, I would definitely take the larger one anyway, but first you have to get it and you also have to be able to afford the 50k more. Especially if you still need a lot of budget for the big house.

Uhh ... no?!

I’m not sure if "old-fashioned" is the right word for that. ;) It always depends on where the plot is located and how much a square meter costs, because municipalities/developers want potential buyers to be able to afford the individual plots, so the square meter number has to be adjusted if the price per piece is higher.

Apart from that, I can only agree with : It’s the layout that matters. We currently live on about 800 m², of which around 150 m² have to be used as front yard/driveway. Then there are another approximately 150 m² that are a steep slope, unsuitable for building or as a garden. On the rest there is still a nice little house (120 m² footprint) and two garages with sufficient distance to the neighbor, leaving garden (about 200 m²) and a spacious terrace. Our future plot will be about 300 m² smaller, yet the distances to the neighbors will increase, and both the garden and house footprint will remain roughly the same. So I wouldn’t be discouraged by 450 m² per se if the respective plot otherwise "fits."

That this is illegal has already been discussed here somewhere. ;)

If it is already foreseeable that the field will become a construction site, I would not choose the smaller plot because: sooner or later the "development" will pressure you. You should rather come to terms with the "tightness" right away and enjoy the larger plot.

For the current construction area, the municipality took over five years until realization. First, another one is supposed to be added at the other end. Realistically, it could therefore take 15 to 20 years. hm... right now the view at the edge of the field is very nice. But with my luck, there will be a house in front in 5 years. Once I see a plan, I can post the shape here if one is allowed to do that. I had seen that with the garage in an area here once. A garage was built onto the house in the shell, and later it turned out to be a normal room that was sticking out of the house. Apparently, there were no consequences.

15 to 20 years ...
If a later move is possible anyway, that would be a "way out," but I think having "a new house in your own front yard" can be quite annoying ...
And: 15 to 20 years pass faster than you want.

The future building areas in Germany will anyway tend more towards "small plots, high economy." Thanks to the Greens. I tend to prefer location. Take the plot with the nicer view and fewer neighbors, uff the hundred square meters more don’t matter.
