Choosing a small plot versus the edge of the field

I wonder if it really adds up overall? Garages aren’t free, and "Weinberg" sounds pretty clearly like a hillside to me. A floor area ratio of 0.4 is also a problem; with 400 sqm, you have a 10x10 house and aren’t allowed to build anything extra on top. That’s why so far I’m seeing a basement rather than a sprawling house.

No, calculated incorrectly, 0.4 means 40%. Of 400, then 160 may be built on. Not 100. That would be 0.25. Those apply to us. We have 131 built over with 590. Plus garage 18. They even turned a blind eye to that. 131+18*4 equals 596.

I am also an absolutely pragmatic person and for me a owner-occupied house is also a utilitarian object and I believe that the house with the larger plot will sell better in the long term (under the conditions that we have been given here) because the added value of the field edge will no longer exist in 15 years when it is to be sold. PS: Actually resolved itself since the smaller plot now also has nearly the same size. Then I tend towards the field edge location with the hope that no 20-family house will be built there later.

But I do seem to remember the corner by the living room was beveled because of the floor area ratio (?)

We are really still in a very early phase and I am always held back by my wife because we do not yet have a plot of land secured.

Otherwise, we have a huge wish list, which is already steadily shrinking with the costs in mind :) I had started to look into KfW and heating, and it will probably come down to KfW40plus and a ring trench collector. We shall see. I will definitely make ample use of the forum here.....as soon as I can call a plot of land my own :)
