We are currently in loose contact with an architect who has already done some preliminary planning for us. In this process, a problem has come to our attention that we had not really considered before: The development plan stipulates for "our" plot that we are only allowed to build single-story (or 1.5 stories) – knee wall 60 cm and roof pitch 30 degrees. This results in us struggling with severe sloping ceilings on the upper floor. The restriction does not apply to the other parcels and houses in the area. Can someone possibly explain the background here? Why does the development plan explicitly "restrict" individual parcels? It seems that it cannot be changed, but perhaps this understanding will make it easier for me to deal with. This leads to the consideration, which has already been mentioned in the forum: moving the office out of the upper floor and into the basement. This frees up the floor area on the upper floor for the bedroom (including dressing room), bathroom, and children's room. Although the floor area seems huge, the effectively usable space remains relatively small.
