So this may have sounded more whiny than it was meant to be.
The fact is, this is an existing residential area where we would now want to build in a gap between buildings. And indeed, there is a development plan for this area that stipulates for 4-5 parcels "knee wall maximum 60 CM and roof pitch 30 degrees". The fact is, the surrounding properties along with buildings (e.g., right next door or opposite) definitely have different roof pitches and knee walls. I was simply interested in the background.

I have copied here the corresponding parcels and passages that I consider interesting in this regard.





Regarding the drafts: we still had a few criticisms of the first draft. As soon as the architect has implemented them, I will upload something and look forward to -continuing- constructive suggestions.

You would be better off naming its name than the link here that won’t be available for long anyway, which also does not lead to a development plan document with the street name. I consider it a misinterpretation of the plan excerpt to think that only the parcels with the points are meant: apparently, it was only intended to illustrate that this zoning classification applies on both sides of the street and paths; I do not see any boundary blob lines. Then I suspect that they are either newer than this development plan and already refer to its successor, or that an exemption was granted to them - and potentially also to you.

The name of the development plan should be "Herrnsheimer Höhe".

On the previous page you wrote that it only concerns yours... Are you sure? Fact? Definitely? Is the red one yours? Everything is so blurry, unclear, that I can't see anything Architects sometimes have great opportunities here and there, not to circumvent the development plan, but to outsmart it. I would hire the gentleman so that he also knows he will be paid for his effort. If a design is ever discussed here, I'm in. Roof slopes are not as boring as 2 full floors.

I have meanwhile found the way from the Geoportal to the Klickibunti zoom map of the plan, but not something analogously citizen-friendly like a simple PDF – especially no text section and no reasoning. Sorry, but this is too stressful for me as a hobby helper. Put together the complete documents and email them to me, then I will gladly take a look.
