For example, when you have agreed on a price with the seller (we made an offer, he made a counteroffer, we accepted - all in writing by email) and the house almost simultaneously appears on the usual portals at the same time as our acceptance. That’s probably the end of it... there will definitely be someone who pays the 5000€ difference to the "Verhandlungsbasis" price.

Well then, put your ego aside and say you will pay the 5000€ and hope for a new chance with the house. Compared to the total volume, that is certainly not so much.

I would have also paid the 5000€ more. But the way of posting it in the portals after reaching an agreement is really impossible.
