I consider this – see also "Das Zwischenhaus: ein Sprungbrett" – an ideal starting position. The best thing for increasing the value will be if you don’t let the maintenance history break off, so continue to do something to the house every few years – but only things that a future buyer wouldn’t change again for reasons of taste. Moving in now without doing a “like-it-only-for-us” makeover is already a good first step.

I'm not really the "intermediate house lady" :cool: But in your case, I think that's very sensible. The only thing that could happen: if there's ever a new development area in the region that you want to apply for and where points are awarded, it could be a minus for you if you already own property. But how likely that is, and whether you even want a new build, of course I don't know :-)

Yes, that is certainly still a matter of weighing options. Conditions are not the worst with >50% equity and the securities in the background. ;) In addition, we will inherit quite a lot in the long term, mostly real estate (at least 2, current combined value around 1 million), and then we would have really very, very much money in real estate. But both the current properties and the inheritance go entirely to my fiancée, while I would then only have real estate assets from what we buy now. We still have to think of something clever for that.





We don't want to move into a new development area anyway. Plots for detached single-family houses (the logical upgrade) are no longer designated in the city here. One of the rented properties is located about 5 km outside the city on approximately 1000 sqm of land. We have often considered whether to tear it down and rebuild—if so, we could realize it there.

Clear buying recommendation. Most of the negative points usually disappear into thin air once you get to experience them :) Plan B: that should now correspond to the value by now, right? :cool:
