Sure, then a large property is more of a burden. But exactly in your case, I would then buy a [ETW], as it will be "monitored" by the neighbors during your absence, snow cleared in winter, garbage bins taken out... as already mentioned.

I also looked for a condominium for a long time. Nevertheless, I now only see advantages in the house and we are extremely happy with it. The activities you described are carried out by external companies and otherwise would not work for us.

Never heard of 2nd rent for a condominium? This includes, for example, elevator, gardener, janitor, administrative costs, stairwell cleaning crew, and other costs, which are proportionally charged to all owners. It can sometimes be around €259 (plus or minus).

Why are the apartments more expensive than single-family houses? Don’t ask me. But that's how it is. Maybe because of the target group "active seniors" who prefer the comfort of a 3-room apartment in a 5-unit block in Bauhaus style rather than their old sold single-family house or a new one, again with garden work. Comfort apartments simply have their value! By the way, I’m not asking why my house (nice with extras) is cheaper than some 2-room apartments in Hamburg—we all know that the market plays a big role. And last but not least, all the equipment extras easily add up to €50,000 [emoji57]

Well, I paid a house fee of about 170.-, but EVERYTHING was included in that, including heating, water, garbage, insurance, administration, janitor, cleaning, etc.

Some things are more expensive than single-family homes because, first of all, more has to be built than with a single property. More means elevator, underground parking or carport complex, basement, generous sewage systems. Circulation pumps. Since they often arise in inner-city areas, the land price is very high. And then many hands want to profit; the investor is often not the builder, and a real estate agency is also involved. And everything is pre-financed, so the bank as well. And everyone wants their cut. For single-family homes further out, land is cheaper, much of the construction effort is omitted, the owner is usually the builder and investor in one person, only his construction companies plus possibly his bank earn money. That one compares apartment and house in the same location, I assumed. Garage, carport, cellar etc. are also available with a single-family house. Surely an apartment does not cost only half, but it is cheaper to build because some things can be used jointly and the land is used more efficiently.
