Buying a terraced house from a developer - contract content?

That one compares an apartment and a house in the same location, I assumed. Garage, carport, basement, etc. are also available with a detached house. Surely an apartment does not cost only half, but it is cheaper to build because some things can be shared and the land is used more efficiently.

What does not being able to comprehend mean? I can't compare an apartment directly on the English Garden in Munich with a house in Bavaria and then generalize that apartments are more expensive than a house...
