Buying a terraced house from a developer - contract content?

I have just moved into a real semi-detached end house and have already lived several times in a detached own house and condominiums.

The difference for me is minimal. The biggest is that I have the neighbors closer when I sit on the terrace.

Otherwise, the rooms are neither narrower nor darker than usual and I absolutely do not hear the neighbors inside the house.
I do have one more staircase in the house, but also over 200 sqm of living space, which is rather uncommon in Berlin.
I would choose such a house again at any time.

What second rent???
And why should an apartment with a shared heating system, less roof area per housing unit, etc., be more expensive than a detached house?
Sure, if you don’t want to give up the garden, it’s difficult to find something suitable. But I’ve even seen something like that, a 100m² ground-floor apartment with its own entrance and 400 m² of private garden...
Of course, it was already gone the same day...

Maybe not in old age, if you have to walk 2-3 flights daily. An acquaintance therefore sold his terraced house (which he had extensively renovated beforehand) and preferred to build a detached house new and is happy with it, even though it is significantly smaller.
And if you have windows on 4 sides, it is simply logical that it is brighter...
I have also been in several terraced houses; as someone already said, it is just "B-Class."

If I ever can't climb stairs anymore, I'll just move. The brightness is determined more by the window area than by the number of sides. And to be honest, I consider most of the houses I see here in the forum to be anything but A-class. For me, equipment and location matter more than whether it's detached or not..

It is clear that detached does not automatically mean Class A. It is also a matter of taste how important a garden is, where you can play football with your son and where there is space for a terrace, climbing frame and pool. Childless couples who both work from 8 am to 7 pm of course do not need a large garden. But when I look at how I have been used to living so far or where I have been visiting, I simply prefer detached by far.

Of course, it's a matter of taste. And I absolutely agree with you about the property. But as you described, we are at home no more than 12 hours and also travel a lot for work.
